      Here’s how the 3.75% rate works:

      • Loan Type: Conventional 10/6 ARM

      • Product: Fannie Mae / Freddie Mac

      • Amortization: 30 years

      • Initial Rate Period: Fixed for the first 10 years

      • Adjustment: After year 10, the rate may be adjusted every six months

      • Prepayment Penalty: None

      • Points: Zero points paid by the buyer — seller pays all points

      • Down Payment: 25% (per Fannie/Freddie guidelines for 2–4 unit properties)

      This program is designed specifically for duplex and fourplex investment properties in Texas, helping investors secure strong cash flow while preserving capital. 

      Prefer a 30-year fixed rate? That option is available as well (typically around 4.625%, market dependent).

        Built-In Refinance Flexibility

        When you close with our preferred lender, you’re automatically enrolled in a Rate Rebound Program:

        • Free refinance within 5 years
